Trace the leak from above

A ceiling stain shows where water came through, and that isn’t necessarily where it started. Water runs along framing before it drops. Start in the room above and look at:

  • The tub or shower: cracked caulk, a leaking drain, or a worn valve body behind the wall.
  • The toilet: a failing seal at the base, or a supply line.
  • The sink: supply connections and the drain trap.
  • Any appliance: washer, dishwasher, or an air handler’s condensate line.

Try each fixture, one at a time, while someone watches the ceiling below. If the stain grows only when the shower runs, it’s the shower. Shower valves and tubs

Shower valves are a classic hidden leak: the connection is behind tile, so the first sign is a stain below. Replacing a valve means opening the wall, either from the bathroom or from behind it. Ask the plumber where they’d access it, and whether the tile will have to be repaired afterward, and by whom.

Remodels and mixed pipe

Documenting for insurance

Take photos of the ceiling, the room above, and the source before anything is moved. Keep the old part if a plumber replaces one, because the insurer may ask to see it. Sudden pipe failures are often covered, while long-running leaks often aren’t, so a clear record of when it started helps.
