A ceiling leak is alarming because gravity does the spreading for you. Water collects above the drywall until it finds a seam, light fitting or fastener to leak out of. Some of it may already be inside the ceiling cavity. The goal is to stop the source, limit the damage and keep people safe. What to do in the first few minutes

  1. Shut off the main water valve. This is the one step that stops a supply line leak.
  2. Stay out from under a bulging ceiling. A bag of water behind drywall can come down suddenly and it’s heavy.
  3. Keep away from wet light fixtures and outlets. If water is dripping from a fixture, turn off power to that circuit at the panel only if the panel is dry and you can reach it without stepping in water. If you can’t do that safely, stay out of the room and call.
  4. Relieve the pressure, carefully. If a ceiling has a bulge, a small hole made from a safe distance, with a bucket placed under it, can drain the water in a controlled way. Don’t stand directly below.
  5. Move valuables, cover furniture and photograph the damage before you clean up, for your insurer.

Where ceiling leaks usually come from

  • A supply pipe in the ceiling or floor above. A split, loose joint or pinhole.
  • A bathroom directly above. A tub or shower overflow, a failing drain, a toilet seal, or a supply connection.
  • A heating or cooling line. Condensate drain clogs or a failed hydronic pipe.
  • The roof. A roofing leak that travels along rafters. Look for staining that follows rain, not use of fixtures.

A simple clue: if the ceiling only drips when someone uses an upstairs shower or toilet, it’s probably a drain or fixture. If it drips whether or not anything is running, and stops when the main valve is closed, it’s a supply line.

How the repair works

The plumber identifies the source, often from the room above, and fixes it: new pipe, a new joint, a new seal. The ceiling cavity is then inspected for trapped water. Saturated insulation and drywall usually have to come out, because they dry slowly and hold moisture next to the framing. The plumber typically handles the pipe; drywall replacement, texture and paint are normally another contractor’s job.

Worth knowing for costs. The ceiling repair can easily cost more than the pipe repair. Ask whether the quote covers only the plumbing, and get the drying and drywall work estimated separately. Photos taken before anything is touched will make the insurance claim easier.

Bigger homes, longer leaks

In large two-story houses, a leak from an upstairs bathroom can cross a hallway ceiling and run down a wall before it is noticed. Should I poke a hole in a bulging ceiling?
Only if you can do it safely: make a small hole from the side, not directly underneath, with a bucket ready. It can prevent the whole section from collapsing. If you’re unsure, stay clear and wait for help.
Is it safe to stay in the house with a ceiling leak?
Usually, if you avoid the wet area and any wet lights or outlets, and the main water is off. If you see sparks, hear buzzing or smell burning, leave the area and call 911.
How quickly does a wet ceiling need to be dried?
